Work Starts at Axis Point

Construction work has now commenced at Axis Point, a major new industrial development at Hareshill Business Park in Heywood. The £5m, 55,000 sq ft scheme, being speculatively developed by Seddon Developments, will provide high specification industrial, warehouse and business units on a choice of freehold or leasehold options.

The development provides some of the only speculative accommodation of its type in the North West and interest is already high, so much so that 9,500 sq ft has already been sold to Vision Commercial Kitchens who are relocating to Axis Point.

In addition to the 150 potential employment opportunities that could be created by the scheme, Axis Point is also helping to safeguard jobs within the construction industry as G&J Seddon, Seddon Developments' sister company proceeds with construction work.

John Hudson, Chief Executive of Rochdale Development Agency said: “In today's climate it is refreshing to see a developer taking such a positive approach and delivering speculative premises. The development will support the local economy and provide valuable employment opportunities. We look forward to welcoming new business occupiers and seeing the site progress in the future.”

Totaling over 3 acres, Axis Point will provide opportunities from 2500 sq ft – 12,000 sq ft (232 – 1,114 sq m), for a wide range of occupiers from office based and high-tech to warehouse and distribution requirements. Construction will comprise 16 units and is due for completion in late Summer 09.

Says Jamie Seddon of Seddon Developments: “There is very little - if any - of this type of speculative accommodation currently being developed in the North West, but we believe there is still a requirement in the market. We have already received a lot of interest in our scheme as demonstrated by the two units that we have sold prior to this early stage. ”

Another main feature will be the secure nature of the development. An integrated security system will be offered to the tenants throughout the Park, which will feature an estate wide fully monitored audio and visual CCTV security system .

Joint agents on the scheme are Nolan Redshaw, Atisreal and King Sturge.
